Water Damage & Water Damage Restoration
Water damage restoration is the process of restoring a property back to pre-loss condition after sustaining any level of water damage. The process of approaching a water damage situation usually follows the following steps:
- - Water Damage Mitigation and Assessment: An immediate assessment of property damage is necessary, either on-site or through pictures and description, to properly understand the extent of the damage so that proper resources can be allocated for restoration. If the property is insured with Homeowner's Insurance, the policyholder will be asked for their insurance information so that the insurer can be contacted immediately to process the claim. If a claim has already been filed, we will still make contact with the insurance company to provide information about the situation and our company.
- - Leak Repair and Water Extraction: If the source of the moisture that caused water damage is an immediate issue, it will be corrected and repaired. This could be a leaking roof during a rain storm, a burst water or sewer pipe, backed up sewage or another concern. Such a repair will need to be made to prevent further damage from occurring. Once the source is corrected, any excess water will be removed from the property. This could be as severe as several feet deep flood waters or a little as a few puddles on the floor. Either way, it will be pumped, mopped and dried using specialized equipment. Following extraction of pooling water, commercial fans and filtration systems are often kept running for days to further dry out wet areas.
- - Contents Preservation: Measures are taken to preserve furniture and other items that have been or could be affected by the water damage. This may include propping up or removing furniture, personally treating items or applying equipment drying procedures. Some items may be moved to a safe and dry place for preservation. Art and other specialized items may need to be taken off-site for professional preservation treatments.
- - Air Filtration & Deodorization: Commercial HEPA air filters, negative air and dehumidification machines are setup and run continuously throughout the project. These machines will remove moisture, mold and mildew spores, allergens and other particulates from the air to prevent mold growth and remove or prevent odors.
- - Removal & Restoration: If the damage to some contents is too great, they may need to be discarded. This will be done only at the discretion of the owner and, if applicable, insurance agent so that they can be replaced. Material restoration (or rebuilding) occurs only if needed and involves replacing any building materials that were too damaged and had to be removed and discarded.
Mold Removal & Remediation
Mold remediation is the process by which a trained and certified professional performs the removal and cleanup of mold from an indoor environment. Mold is normally found indoors at levels that do not affect most healthy individuals. When these levels become abnormally high as determined through a mold inspection with indoor air quality (IAQ) testing a mold remediation is recommended to be carried out by a professional remediation firm. Some states differ with their certification and licensing requirements for inspection and remediation services.
Brief Description of the Steps Involved With Professional Mold Remediation
- - Leak Repair: The source of the moisture intrusion causing the mold growth is repaired. If the source of moisture is the environment then proper steps or recommendations will be issued to prevent future moisture and mold problems.
- Containment: Technicians isolate the area of contamination to minimize the spread of mold spores to other areas of the home.
- - Air Filtration: Commercial HEPA air filters, negative air and dehumidification machines are setup and run continuously throughout the project. Mold spores, dust, allergens, VOCs, Radon and other gas, and other airborne particulates are cleaned from the air.
- - Mold Removal and Cleanup: Contaminated materials that cannot be cleaned are removed according to mold remediation protocols. Drywall, carpet and pads, furniture, equipment, clothing and other damaged materials and items may have to be replaced to prevent mold from returning. Items that can be preserved will be cleaned through a specialized contents cleaning process. Special measures will be taken to prevent future mold growth.
Mold Testing & Mold Inspection
Mold testing is the process by which an certified mold inspection professional tests for mold and other contaminants in an indoor environment. Mold Inspections should be performed by a Microbial Investigator who is Certified by the Indoor Environmental Association. Mold is everywhere in our environment. It is an important part of our ecosystem as it plays a major role in the decomposition of decaying organic matter, such as plants. Mold testing is performed around the principle of comparative analysis. Having mold in an indoor environment in and of it self is not a problem. However, mold becomes a potential health problem when indoor concentrations reach levels far and above normal human exposure limits, as compared to outside samples taken. It is important to remember is that mold is an allergen which can cause allergy in susceptible individuals. Certain molds can release potentially toxic mycotoxins into its surrounding environment which can pose an even greater risk to those exposed. Hiring a professional mold inspection company to perform mold testing at your home or business is the most precise way to test for its presence.
